Selling my 22′ off-grid tiny house built in late 2016 by a licensed contractor in California. I converted a van and am planning extensive travels. Looking to find a new owner for this beautiful and simple tiny house.

Below I have listed all of the components and information relating to this tiny house. Please let me know if you have any questions regarding the components, systems, build, or sale process.

Please note: I did not build this tiny house and I am not a builder. I am a private seller who purchased this tiny house last year from a professional builder. I do not have much more information than I listed here, but am happy to answer more specific questions if I can. The house is currently stored near Tacoma Washington and am happy to show serious buyers.

Kitchen:
Butcher block countertop, sealed and waterproof (approximately 24″x60″)
New stainless steel sink (15″x15″) with new high end faucet
4 burner 20″ off grid propane range (http://uniqueoffgrid.com/product/unique-signature-20-off-grid-propane-ranges/)
13 cubic feet propane/electric off grid fridge (http://uniqueoffgrid.com/product/13-cuft-propane-fridge/)
Electric fan connected to outside for smoke mounted above range

Bathroom:
Full shower (24″x24″)
Boonjon composting toilet (http://www.c-head.com/BoonJon.html)
Bathroom vanity, with sink, mirror, storage.
Small closet for hanging clothes

Storage:
Bathroom: small storage cabinet and closet for hanging clothing
Near bathroom: built in shelving
Kitchen: deep kitchen cabinets
Opposite kitchen: target 4×2 cube shelving
Large storage loft above bathroom
Above living room: large shelving built into upper loft (accessible from kitchen/living room)

Electrical:
4 300 watt solar panels (1200 watts total)
4 220 aH deep cycle AGM 6v batteries (wired for 440 aH at 12 v)
2000 watt inverter
Outback charge controller (http://www.outbackpower.com/outback-products/make-the-power/flexmax-series-charge-controllers/item/flexmax-6080)
DC fuse panel
AC fuse panel
GFCI outlets in kitchen and bathroom
12v led lighting under 4w each
NOTE: this tiny house is equipped with shore power (you can connect to the grid to access AC electric, DC components will still run on batteries)

Water System:
Fully plumbed tiny house for kitchen sink, bathroom sink, and shower.
Hot and cold water with on-demand propane water heater with temperature control (externally mounted)
16 gallon fresh water tank (mounted underneath house)
16 gallon grey water tank (mounted underneath house)
NO BLACK WATER system (house has composting toilet)
Tiny house is also equipped for a direct hose connect (which bypasses the fresh water tank and water pump)

Propane:
External storage and connections (front of trailer) for two large propane tanks
Carbon monoxide and smoke detector mounted in storage loft

Heating System:
Propane heater in the living room

External Measurements:
22′ L x 8.5′ W x 13.5′ H
Tongue of trailer adds 4′ (total length of 26′)

Internal Measurements:
These measurements are approximate: 21′ L x 7.75′ W
Internal height unknown, but I am 6’3″ and have plenty of headroom in the kitchen (under the bedroom loft)

Structure:
2×4 floor frame, with 3/4 ply
Weather seal vapor barrier
RV style vapor barrier underneath
16″ framing, roof 24″
R13 insulation
Bamboo hardwood floor
Cedar tongue and groove ceiling
Six windows (three on door wall, two on opposite wall, one large window on the back)
Storage loft over the bathroom
Bedroom loft over kitchen (in center of the house) with an opening into the living room section, large enough to fit a king sized bed, thinner mattress is ideal to maintain headroom in the loft space.

Trailer:
New trailer for this tiny house build (now approximately two years old)
Trailer and axels are rated for 14,000 pounds
Tiny house total weight is currently 9,200 pounds
4 detached heavy duty scissor leveling jacks (each rated for 7,000 pounds)

Registation:
This is currently registered for legal transportation in the state of Washington as a trailer (not an RV classification). If you plan on transporting this you will need either temporary registration to move it, or full registration. Once parked, I don’t believe registration is required.

Insurance:
Tiny house is insurable through Farmers Insurance (equivalent of home owners insurance for tiny house)
If it’s traveling, you need to add additional insurance while in motion.
